Millcreek navigates tight site, work schedule to complete transit-oriented project in Charlotte

Mill Creek Residential Trust, a national rental housing company, faced several challenges while developing Modera LoSo, a luxury mid-rise apartment complex in Charlotte, North Carolina.

The site at 3405 S. Tryon St. in Uptown Charlotte near major transit routes presented limited staging and construction access. That required Millcreek to coordinate materials deliveries, utility connections and traffic management in a dense, urban corridor. The team used phased construction schedules, just-in-time deliveries and enhanced coordination with the city to minimize disruption to surrounding businesses and residents.

Industrywide supply chain disruptions further complicated the construction process, so the developer and contractors found alternate suppliers, worked out early purchase commitments and stored necessary materials and items such as appliances, mechanical systems and select finishes until they were installed, the project team said.

For overcoming tight site and supply scheduling, Modera LoSo won a CoStar Impact Award as judged by a panel of market real estate professionals.

About the project: Modera LoSo is a 351-unit luxury mid-rise complex in the Lower South End, or LoSo. With direct access to the LYNX Blue Line Scaleybark Station, Uptown Charlotte and Interstate 77, residents have connectivity to employment centers, retail destinations and entertainment venues.

 What the judges said: "The project creates and/or accentuates the true live-work-play destination that embraces transit-oriented density and brings energy to the streetscape," said David Morris, director of investment property sales at Trinity Partners. "The thoughtful, sustainable design is refreshing and sets a higher standard for developers to deliver more responsible, higher quality projects that will stand the test of time.”

"This project further activates the LoSo neighborhood, bringing additional residents to drive retail growth and neighborhood walkability," Foundry Commercial partner Meredith Ball said.

 They made it happen: The Millcreek team of Lindsey Kormelink, development administrator; Boice McGrew, preconstruction manager; and Justin Houston, vice president of development, led the development and construction of Modera LoSo.
