Revamp transforms aging property into botique office in supply-strapped area, attracting new tenants

Once another cheap office in downtown Las Vegas, this 1980s-era property got a full refresh, nudging the outdated structure into the 21st century and setting a new bar for boutique office space in a city light on high-quality office space.

Shortly after purchasing the property in 2022, the locally based owner Hatrak Commercial got to work on a redevelopment scheme, stripping the brick property down to its bones and overhauling everything from the fire suppression and security systems. The design team also reimagined the interiors, removing threadbare materials and replacing them with options such as durable limestone.

The renovation also prioritized flooding the interior offices with natural light, so designers replaced existing partitions and walls with windows and doors and added skylights into the ceilings.

The project was selected by a panel of local industry professionals as the winner of the 2025 CoStar Impact Awards Redevelopment of the Year for Las Vegas.

The redevelopment team also focused on optimizing easy-to-overlook details, such as the original property's aging parking lot.

About the project: Since its completion, the property at 626 S. Third St. attracted tenants including an interiors firm and an education advocacy nonprofit, in addition to serving as Hatrak's headquarters.

What the judges said: "We need to redevelop and repurpose more of our older properties in southern Nevada," said Robin Crawford of the Nevada State Apartment Association. "This is impactful in a positive way for our communities and environment." Kim Henry of Keller Williams VIP/KW Commercial had similar thoughts, saying "love what this project did for downtown Las Vegas. Hoping that because of this project more projects like this are developed and high caliber tenants continue to be attracted to the area."
