In a year when industrial tenants were playing it cautious, one company went all-in.

South Korea-based Serveone, a global procurement and logistics company, leased 750,000 square feet in the industrial facility at 1171 Vaughn Parkway in the Portland area outside of Nashville, Tennessee.

The deal has earned a 2026 CoStar Impact Award for Lease of the Year in Nashville, as judged by real estate professionals familiar with the market.

Serveone's investment at 1171 Vaughn Parkway supports the logistics company's continued global expansion while strengthening the industrial employment base in Wilson County, where Portland is located. Portland already serves as a key logistics and manufacturing hub in the greater Nashville area, and this deal represents one of the largest industrial leases completed in 2025.

About the deal: The lease absorbed a substantial block of industrial space at a time when occupiers were increasingly cautious, providing meaningful stabilization and momentum for the northernmost submarket of the Nashville region.

The property was built in 2009 and last sold in March 2022. Serveone is the sole tenant.

What the judges said: Judges noted that the transaction was likely the largest lease completed during the year, citing its scale and market impact as key factors in its selection. Judges also described the deal as a noteworthy lease in the Portland area, emphasizing its role in helping reinvigorate the submarket and restore confidence in industrial leasing activity within the region.

They made it happen: The lease was executed through collaboration between landlord and tenant representation teams. Landlord representation was led by CBRE, with Steve Preston, Jack Armstrong, William Goodman and Davis Goodman representing ownership. Tenant representation was provided by Colliers, with James Min, Jennifer Min, Zac Cypress and Max Smith advising Serveone throughout the lease process.
