The Retreat is an apartment complex that aims to combine a high-end feel with a sense of community that many rental properties lack.
While there are plenty of attached two-car garages and units designed to make a strong visual impression, there are also aspects of the layout that go beyond the buildings at 1100 Solitude Trail in Reno, Nevada.
That's part of the reason The Retreat was selected by a panel of outside judges who are professionals in their field and familiar with the area as the CoStar Impact Award winner for multifamily development of the year in Reno, Nevada.
Owner Guardian Capital's managers aim to create a sense of community by hosting multiple events every month that can take advantage of the communal areas.
That design also seeks to create a welcome atmosphere for pets and their owners, with three dog parks and a bark spa. The complex also is designed to take advantage of the temperate climate with a year-round pool and a hot tub.
It was built near West Reno and Interstate 80 to give renters access to stores, restaurants and a faster commute to jobs in the area.
In the words of CoStar Impact Award Judge Dominic Brunetti, principal at Dickson Commercial Group, the project was a "great infill development."
About the project: The project features 283 units across three stories with a property that spans more than 12 acres.
What the judges said: "The amenities and community involvement make this a strong project," said Jeff Frame of Frame Architects.
They made it happen: FPI Management Community Director Casey Berry.
