Sunrise secures 673,000-square-foot lease of former Gap and Sainsbury's Rugby distribution hub

Sunrise Real Estate, the pan-European logistics investor, developer and asset manager, has fully leased its 673,000-square-foot logistics asset in Rugby in the West Midlands to ID Logistics UK, the international transport and logistics company, which is understood to be acting for Amazon.

The asset was bought by Sunrise in 2022 from Ares for around £127 million in a transaction revealed by CoStar News and it has since been refurbishment to reposition it as a modernised logistics facility with improved sustainability credentials.

The site was the distribution hub of US fashion retailer Gap. It began a review of its European operations in 2020 leading to the shutdown of its operations in the UK, Ireland, France and Italy as well as the sale of the distribution centre.

Sainsbury's prelet the warehouse in 2023 but in 2025 decided to put it on the market for sublease in favour of a move to a hub in Nuneaton. Sunrise jointly marketed the asset with Sainsbury's and has now assigned the lease to ID Logistics.

As part of the refurbishment, the scheme achieved an EPC upgrade from D to A and a BREEAM ‘Very Good’ certification. It included a full CAT A office refurbishment, an employee wellness area, full electrification of the building, 18 EV charging spaces, and a PV panel-ready roof.

Sunrise said the site will operate as a "high‑performance e-commerce fulfilment centre, supporting a major global customer in the online retail sector". The customer of ID Logistics is understood to be ecommerce giant Amazon.

Jenny Wang, chief operating officer, Sunrise Real Estate, said in a statement: “This sizeable letting highlights the continued strength of demand for high-quality, well-located logistics space in core UK distribution markets. Through a comprehensive refurbishment programme, we have repositioned the asset to meet the evolving requirements of modern occupiers, particularly around sustainability and operational efficiency, ensuring we were able to quickly secure a new high-calibre tenant for the asset when the previous tenant decided to exit its lease.”

According to a statement with the release announcing the letting Sunrise, which was founded in October 2020, manages more than 22 million square feet of assets across the UK and Europe, including big box, mid-box and urban last-mile standing assets and ground‑up developments. The team combines logistics experience across Europe and North America and comprises 20 full-time professionals based in London.
