A portfolio sale of 10 industrial properties in Corpus Christi, Texas, in 2025 aims to help revitalize the region by transforming older structures into valuable long-term real estate properties.

St. Clair Properties sold the 10 sites scattered across the city to Victory Building Team for an undisclosed price.

Established in 2022, Victory Building Team is a general contractor with experience in the Corpus Christi market, according to the company’s website. Previous projects include construction for four different car dealerships within the city.

The developer purchased the sites as part of a revitalization initiative to renovate older properties to help boost Corpus Christi’s economy. The sale earned a 2025 CoStar Impact Award, as judged by real estate professionals familiar with the Corpus Christi market.

The portfolio sale totaled about 46,000 square feet and included one land purchase, CoStar data show. The land dots portions of both the west and northwest submarkets of the city along roads including Cantwell Drive, Flato Road, Leopard Street, Vermont Street and Navigation Boulevard.

About the project: The latest CoStar data show the Corpus Christi industrial market’s vacancy has seen a slight uptick to 4.5% in early 2026 from 4.4% at the end of 2025. But vacancy is down year over year from 4.8% in early 2025.

They made it happen: Josh Gaines, president of The Gaines Organization, as well as Hale Umstattd and Charlie Weil of Transwestern Real Estate Services, represented the seller in the deal.
