As renters compete for luxury units in the high-income Montreal suburb of Westmount, a boutique redevelopment at 100 Windsor is redefining what high‑end living can look like without ground‑up construction.

The 100 Windsor project transformed an underused building into a high‑end rental property through a redevelopment that modernized and expanded the existing structure while preserving the architectural character of the surrounding neighborhood. Rather than demolishing the existing structure and pursuing new construction, the project team led by Forum focused on adaptive reuse, introducing additional residential capacity without altering Westmount’s established scale.

The redevelopment included significant upgrades to the building's systems, interior finishes and sustainability features, extending the life of the asset while improving overall performance. For demonstrating how adaptive reuse can be used to integrate discreetly into the streetscape while delivering modern living standards, the resulting boutique rental property earned a 2026 CoStar Impact Award for commercial development of the year in Montreal, as judged by a panel of professionals familiar with the market.

About the project: The property offers expansive luxury units with premium materials and amenities tailored for privacy and comfort. Monthly rents start from $6,400 and set a new benchmark for luxury rental pricing in the area, reflecting demand from high‑income residents seeking flexibility, space and location.

The 100 Windsor luxury rental condos provide residents with quick access to neighborhood services, retail, transit and green spaces. The project also supports local businesses through its resident base while maintaining the character of Westmount, one of Montreal’s most desirable residential enclaves, real estate professionals said.

What the judges said: The judges cited the project’s adaptive reuse strategy in converting an existing underutilized building into high‑end residential housing and creating new rental supply in a highly constrained market without relying on ground‑up construction.

They made it happen: Project leadership was provided by Paul Schachter, founding partner at Forum Group, and the group's President, Gideon Pollack.
