The completion of a 1 million-square-foot facility anchoring the first phase of a Northern Virginia industrial park adds supply to a corridor with rising demand for large‑format logistics space.

Developed by Meridian Group and Wickshire Industrial, the roughly 1,024,000‑square‑foot cross‑dock facility in Winchester is considered one of the largest speculative industrial buildings finished in 2025 across Northern Virginia and the Interstate 81 corridor.

Successful completion of the development earned the project a CoStar Impact Award for commercial development of the year in the Washington, D.C., area, as judged by real estate professionals familiar with the market.

Moreover, a 388,080-square-foot lease was signed at the property, Colliers said last summer. JLL Capital Markets said in the fall it arranged $81.9 million in refinancing for the building.

A roughly 360,000-square-foot build-to-suit has also been proposed, rounding out the first phase of the overall 2.8 million-square-foot master-planned industrial campus.

About the project: Located at 1251 Coverstone Drive, the property features 100 loading docks, four drive-in doors with ramps, 40-foot clear ceilings and 250 trailer stalls. It was constructed by a joint venture between Arco Design Build and TMG Construction.

What the judges said: “This project signals a new era and increasing demand for large-scale, highly sophisticated and flexible industrial space fully capable of supporting intensive data, logistics, and distribution needs with the firepower to scale-- all while bringing sensitivity to the local community,” said Mara Olguin, the chief marketing officer with Dweck Properties, in a statement.

They made it happen: Meridian Group’s Tom Boylan and Kyle Maurer, as well as Wickshire Group’s Edward Podboy, William May, Jeff Oetjen and Ken Kidder. Colliers’ John Lesinski, Benjamin Luke and Clay Ellis also played a key role.
