With only one other multifamily project built in Stanton, California, over the last 30 years, the arrival of Cloud House Apartments is reshaping the city’s landscape and driving new economic activity.
The 321-unit project along Beach Boulevard — a corridor that was long in need of reinvestment — has drawn both renters and other businesses to the area. The development has earned a 2026 CoStar Impact Award for multifamily development of the year, as judged by real estate professionals familiar with the market.
For one, residents have been attracted to Cloud House's coastal-inspired aesthetic as well as the access to amenities and an urban lifestyle. Among the property's standout features is the ventilated parking garage that reduces heat and maximizes space. There's also the 17,500-square-foot rooftop, the largest of its kind in Orange County, that features a pool, spa, gym, lounge spaces and event spaces all facing panoramic views.
More than that, Cloud House's proximity to Rodeo 39 Public Market — a popular food, beverage and entertainment destination — has drawn other businesses such as coffee shops and florists.
About the project: The property touts innovative technology, such as the LED screen by the pool that offers residents music, movies and live events. There's also a golf simulator and coworking systems in the building, and programming that includes nightly Disney fireworks visibility.
What the judges said: "Cloud House stood out for its design innovation, lifestyle-oriented amenities, and its role in introducing modern multifamily product into an evolving submarket," said Gary Martinez, senior vice president at Ashwill Associates.
They made it happen: Bonnani Development and AO Architects were behind the project. For Greystar: Wendy Gimenez and Erica Montgomery serve as community managers at Cloud House, with Alyssa Zuno as the assistant community manager; Csongor Erdelyi and Riky Garcia oversaw leasing; Mario Zamora is the senior service supervisor; and service technicians include Hector Conde and Erick Vega.
