A 250-unit affordable housing development opened last year to serve income-qualified households in the Tallahassee, Florida, market. Elmington Living’s Ridge Road Flats features one- to four-bedroom units at 795 Ridge Road. Rents range from just more than $1,000 to nearly $1,700 a month, according to CoStar data.
The development, which benefited from a close collaboration among ownership, development, construction and property management teams, earned a CoStar Impact Award for adding a new affordable housing option in the market, as judged by a panel of local professionals.
About the project: The apartments include granite countertops, in-home washers and dryers, expansive primary bedroom closets and private patios or balconies in select units. Outdoor amenities include a swimming pool, fitness center, playground and a dog park.
What the judges said: "Ridge Road Flats brings much needed housing in Southside Tallahassee," said Chip Hartung, broker/owner, Coldwell Banker Hartung.
"This is an inspirational development that reflects the capacity to provide new and beautiful affordable living options," noted Yvonne Baker, executive director of the FSU Real Estate Center at the College of Business at Florida State University.
They made it happen: Elmington Living officials, including President Stephanie Lehman, Executive Vice President Brittany Sanchez, and Regional Vice President Debbie Potter, along with Community Director Elizabeth Hopkins, oversaw the development project, which was designed by Southeast Venture Design and Kimley-Horn, the landscape architect.
