The sale of Ashwaubenon Industrial Park is poised to reshape the area’s industrial landscape and reinforce its position as a regional logistics hub.

Wow Logistics Co. finalized the $23.7 million sale of the industrial property in Ashwaubenon, Wisconsin, transferring ownership to Bridge Crane Specialists in one of the region’s most significant industrial transactions in recent years.

In recognition, the deal earned the 2026 CoStar Impact Award for sale/acquisition of the year in the Green Bay area, as judged by real estate professionals familiar with the market.

The 474,550‑square‑foot, multitenant warehouse, situated on 26.42 acres and built in 1999, stands out as a rare, high-capacity property capable of supporting a wide range of industrial and logistics operations.

Local economic leaders say the transaction underscores Ashwaubenon’s growing appeal as a strategic industrial destination within Brown County.

As companies continue to prioritize operational efficiency and proximity to transportation corridors, the facility’s new ownership could spur additional investment and modernization within the industrial park, further elevating Ashwaubenon’s competitiveness.

The sale marks a milestone at a time when demand for well‑located distribution and warehouse facilities remains high in the area. The transaction reflects disciplined pricing and alignment between buyer and seller, but its broader significance lies in the momentum it brings to Ashwaubenon’s industrial sector.

As redevelopment and operational plans unfold, the community stands to benefit from increased tax revenue, job growth and a strengthened industrial corridor that supports current and future economic activity.

About the deal: Priced at roughly $49.94 per square foot, the deal highlights sustained investor confidence in large-format warehouse facilities across secondary Midwest markets.

The acquisition was partially financed through a $20.09 million loan from Arvest Bank, a sign of strong lender confidence in both the property and the broader Ashwaubenon market. For Ashwaubenon, this level of capital commitment signals a deepening recognition of the area’s long‑term economic potential.

What the judges said: “This is a project I have tracked closely due to our interest in the Fox Valley for future development. It was an incredibly impressive project in an area that needed it,” said Benjamin Van Handel of Luther Group.

They made it happen: A team from Colliers that included Vice Chair Andrew Lubinski, Senior Transaction Manager Justin Felix and Senior Associate Ethan Haglund.
