Conceived as a modern industrial‑commercial property rather than a traditional single‑use office building, the development signals an intentional strategy to honor Brooklyn’s manufacturing legacy while responding to contemporary market realities.
The seven‑story, three‑sided building occupies a pivotal gateway location between Greenpoint and Williamsburg — two of Brooklyn’s most active and sought‑after neighborhoods — and was designed with a flexible mix of office, light manufacturing and retail space to support Brooklyn‑based operators with complex, hybrid operational needs.
The speculative office development overcame significant market headwinds and embraced what the project team described as the post‑pandemic demand for hybrid industrial and office environments with flexible floor configurations, zoning‑compliant manufacturing space and direct ties to the local economy.
While many developers might have viewed the requirement to satisfy zoning conditions tied to light manufacturing as a constraint, 1 Wythe turned those requirements into an opportunity. Brooklyn Brewery and Acme Smoked Fish, two iconic, long‑standing Brooklyn institutions, signed on as major tenants at the 102,000‑square‑foot property, located a block from the East River and offering views of the Manhattan skyline.
The development earned a 2026 CoStar Impact Award, as judged by a panel of real estate professionals with knowledge of the local market.
About the project: The property, with prominent frontage along Wythe Avenue and North 15th and Banker streets, features oversized floor plates and high ceilings. The building includes an 8,000‑square‑foot tenant‑only rooftop deck, as well as a private 2,600‑square‑foot terrace on the sixth floor, according to its website. Its flexible design accommodates office users with spaces ranging from approximately 2,700 square feet to full‑floor occupancies exceeding 18,000 square feet.
What the judges said: Brian Edwards, partner and chief operating officer at TerraCRG, said the project represents an “exceptional forward‑thinking approach to development” by combining “office, light manufacturing and retail” uses that he said “are the perfect formula for this location."
Michael Murphy, president of the Douglas Elliman Commercial Division, said 1 Wythe “redefines modern commercial development with flexible uses and preservation of Brooklyn’s cultural and economic fabric.”
