Wilson County ramps up Nashville’s industrial construction, just as its vacancy level rises

Wilson County has been one of the fastest-growing industrial markets in Nashville, Tennessee, with almost half of the county’s inventory built just in the past six years. Demand for space has historically been robust, with net absorption — the difference between move-ins and move-outs — totaling over 21 million square feet during the same time frame. However, absorption within the area has turned negative over the past couple of quarters, contributing to an 80-basis-point rise in vacancy to about 5%.
