Cushman & Wakefield's latest EMEA data center survey for the first half of 2025 reveals a 21% annual increase in operational capacity in the region. Total capacity now stands at 10.3 GW, with a further 2.6 GW under construction and 11.5 GW in the pipeline. This brings the total pipeline to 24.4 GW, reflecting an annual growth rate of 43%, notes the council, whose report confirms the continued dominance of the FLAPD markets (Frankfurt, London, Amsterdam, Paris and Dublin), joined by Milan. These six "powerhouse" markets account for over 45% of operating capacity and almost half of the regional development pipeline.
