Construction firm tied to Colorado population boom deepens regional commitment

Just as Titan Logistics saw an opportunity to grow alongside Colorado's pandemic-era population boom, it saw the chance to expand to one of the state's fastest-growing cities.

The Denver-based firm, which specializes in excavation, foundation and flatwork associated with residential developments, inked a deal last year for a warehouse in Colorado Springs, extending its reach beyond its Denver hometown. The long-term, full-building deal not only marks a significant chapter for the Colorado-bred company but also boosts confidence in the mountain town's industrial sector.

That reinforcement of Colorado Springs' standing as a regional logistics hub helped earn the deal a 2026 CoStar Impact Award for lease of the year for Colorado Springs, as judged by real estate professionals familiar with the market.

With direct access to some of the state's arterial transportation routes, the property at 3120 N. Century St. was a strategic move for Titan Logistics, given that it has tethered its own trajectory to development hot spots. The nearly 8,500-square-foot property is surrounded by a region that has experienced significant population growth over the past several years, largely driven by employment spikes in the aerospace, defense, manufacturing and cybersecurity industries.

That has resulted in more than 2,145 multifamily units completed over the past year alone, according to CoStar data, with another roughly 1,000 units currently moving through the regional construction pipeline.

By planting a new flag in Colorado Springs, Titan's bet on continued growth in the Colorado Springs area should also support job creation across logistics, transportation and management roles that will help bolster the area's long-term economic development.

That investment is especially valuable for the neighborhood, said CoStar Impact Awards judge Austin Wilson-Bradley, the director of economic development for the Downtown Partnership, given that the addition and creation of new jobs is "in an area that has seen a lot of blight in recent years."

About the project: The lease for the Century Street warehouse, currently owned by Peak Commercial Properties, is for five years but includes an option for Titan Logistics to purchase the property for $1.8 million. That opportunity underscores Titan Logistics' commitment to the location as well as its confidence that the property will serve as an anchor for its growth alongside an evolving logistics and mobility landscape.​

What the judges said: "The lease is for a location core to the industrial area of Colorado Springs," CoStar Impact Awards judge Christian Lauter, a client services manager with Greystar Real Estate Partners, said of the deal. "Eliminating vacancy in this area drives up economic activity from many angles. More jobs equal more residents, more retail activity, and more taxes for local infrastructure. This lease is helping to keep Colorado Springs vital."

They made it happen: Peak Commercial Properties President Jason Castro represented his firm in the deal with Titan, which worked with Hoff & Leigh's Holly Trinidad and Klete Keller.
