Fort Myers is getting a new major distribution facility as Suncoast Beverage Sales expands to Southwest Florida.
Designed and built by Arco Beverage Group, the complex at 4480-4560 Martin Luther King Jr. Blvd. is 397,000 square feet. Arco Beverage Group is a subsidiary of Arco National Construction, a St. Louis-based general contractor and the country's largest builder of beverage distributorships, according to its website.
Construction included the demolition of existing facilities, environmental remediation, relocating public water lines and fiber-optic infrastructure, upgrades to the adjacent highway, and the installation of a new traffic signal and turn lane.
The property, which opened in 2025 after multiple hurricane disruptions, reinforces Fort Myers' role as a regional distribution hub by expanding capacity for one of Southwest Florida's largest beverage distributors. Designed with future expansion in mind, the project provides a scalable model for sustained industrial growth while supporting job retention and ongoing commercial activity in the market.
Founded in 1993 in Fort Myers, Suncoast Beverage Sales is a family-owned business and the exclusive distributor for Anheuser-Busch, Constellation and other beverage brands in Southwest Florida, according to its website.
For the project's size, complexity and economic impact, it won the CoStar Impact Award for commercial development of the year for Southwest Florida, according to a panel of independent real estate professionals familiar with the market.
About the project: The new Suncoast Beverage facility includes a 239,000-square-foot controlled environment warehouse, a 27,000-square-foot cooler, a 21,000-square-foot maintenance facility, and a two-story, 53,000-square-foot corporate office.
What the judges said: The facility "supports economic growth along the I-75 corridor," said Gary Tasman, CEO of Cushman & Wakefield Commercial Property Southwest Florida.
