Last spring, the Connecticut suburb of Groton welcomed a new three-story apartment complex called Triton Square. Not long after its arrival, tenants began signing leases in the building — a sign of how much this corner of the Constitution State needs housing.
Triton Square Apartments is a 304-unit building with studio, one-bedroom and two-bedroom apartments. By the end of 2025, the building had 86% of the units leased. Triton's arrival and quick occupancy have been so dramatic in New London County that it earned a 2026 CoStar Impact Award, as selected by an independent panel of local industry professionals.
All told, Triton Square is a collection of three buildings with a courtyard in the center. Outdoor amenities include a heated pool, a dog park, a playground and grilling stations. Inside, residents have access to a game lounge, library and a business center.
Some might view Triton Square as just another new apartment complex, but people who watch Eastern Connecticut's housing market say new developments are hard to find in the region.
An October 2024 analysis of New London County by the nonprofit Regional Plan Association described rental conditions in the area:
Statewide, about 34% of households rent, while in New London County, 31% do, the analysis found: "Most rental housing is concentrated in Groton, the City of New London, and Norwich. It’s likely that fewer households rent in New London County compared to Connecticut as a whole due to a lack of supply of rental housing options, not a lack of demand."
About the project: Triton Square is a luxury apartment complex that sits on the former site of the William Seely School. Construction began on the building in June 2022, according to CoStar data. The architects built a sky bridge that connects each of the three buildings so residents can visit each structure without having to go outside.
Inside each unit, residents have stainless steel appliances, laundry facilities and stone countertops in the kitchen. The property managers hold events regularly — including taco nights and watch parties — to bring residents together. Six families moved into the apartment complex when it officially opened on March 3, 2025.
What the judge said: "Similar to the other projects, Triton Square was developed with many modern amenities," said Arthur Ross, executive managing director at Newmark. "However, southeast Connecticut has not been a hotbed of new development activity over the recent years. This project underscores the growth of the economy in this portion of the state and, in particular, the growth of [General Dynamics] Electric Boat's business and workforce. Triton Square is coming online at a time of housing demand while new workers are relocating to the region."
