Agracel, along with development partners the Madison County Economic Development Authority, Ergon and Alliant Construction, have completed a 100,000-square-foot speculative industrial building at a Madison County megasite in Canton, Mississippi. The location is also home to an Amazon robotic fulfillment center and just 2 miles away from a Nissan automotive manufacturing plant.
Agracel focuses on developing build-to-suit facilities as well as on acquisitions of industrial properties. With experience across Mississippi, the firm has built an extensive portfolio. The project, at 108 Walker Drive, is the latest designed to attract new investment and higher-paying jobs to Madison County.
Economic development groups often use speculative buildings as tools to attract companies to their region. Often the market demand is there, just not the facilities.
The industrial building, owned by the newly formed entity Agron, a partnership between Agracel, MCEDA and Ergon, was selected for a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.
About the project: The 875-acre publicly owned Madison County site is strategically located in the Southeast United States. The industrial facility has the ability to expand to 300,000 square feet, giving flexibility to meet future needs.
The made it happen: The development team included Joey Deason, executive director of MCEDA; Whit Hughes, business development with Alliant; and Nathan Witt, construction manager with Ergon.
