Eide Bailly finds long-term home in Omaha’s First National Bank Building

In a deal that stood out in Omaha, Nebraska’s office market, financial services firm Eide Bailly secured a 28,400‑square‑foot lease at the First National Bank Building on FNB Parkway, the largest of the year in the suburban West Dodge area last year.

The search for space of that size — unusual by local standards — forced the firm to weigh a difficult decision, as many employees hoped to stay rooted in Western Omaha.

The opportunity emerged when a downsizing tenant freed up an entire floor in one of the city’s Class A buildings, a cornerstone of First National Bank of Omaha’s office network.

The bank initially explored reclaiming the space for its own operations, even as it invested in building-wide mechanical upgrades aimed at improving energy efficiency.

Ultimately, timing and collaboration proved decisive. Through negotiations between both sides’ brokerage teams, the parties aligned their needs, transforming a moment of transition into a long-term solution. The result: a new, enduring home for Eide Bailly in one of Omaha’s most sought-after office properties.

The lease earned a 2026 CoStar Impact Award, as judged by real estate professionals familiar with the market.

Its new location in a building owned by First National of Nebraska offers enhanced security, great views and nearby amenities.

What the judges said: Laura Bell of Commercial Realty Group noted the impact of "a large office space leased to an established tenant for long term lease."

They made it happen: Michael Miller and John Waldbaum of Colliers Nebraska represented the landlord. JP Raynor and Mike Rensch of Investors Realty represented the tenant.
