The repositioning and updates made to a manufacturing building in Blythewood, South Carolina, have brought new interest to the property.
The project earned a 2024 CoStar Impact Award for redevelopment project of the year in Columbia, as judged by real estate professionals familiar with the market.
Weston Inc. bought the 280,468-square-foot building in 2020 as a value-add investment property. It was built in 1997, so its new owner hired LCK to make numerous upgrades. Weston then subdivided the space and hired Colliers to market it.
The owner leased 156,251 square feet to a new-to-market manufacturer, Minnesota-based Xerxes Corp., which created roughly 80 jobs in the market. The owner converted the remaining space in the building into a last-mile e-commerce distribution facility and leased 123,370 square feet to Amazon Go, a national e-commerce distribution company that also created jobs in the Blythewood submarket.
About the Project: After acquiring the property at 10700 Farrow Road, Weston engaged project manager LCK to install a new roof, upgrade the electrical infrastructure with updated equipment and metering for two separate tenants, remove old manufacturing equipment and install LED lighting.
The property is a sub-dividable building with 280,468 square feet of former manufacturing and warehousing space that includes roughly 16,903 square feet of office space. The building offers 17 dock-high doors, two drive-in doors and 29 bridge cranes along with its recent renovations.
What the Judges Said: "This redevelopment saved a large property that was otherwise declining and may have otherwise sat vacant for a long time," said Peyton Bryant, partner and director of business development at Trinity Partners.
