Agropur is adding a major new cold storage link to its dairy distribution network, with construction underway on a custom refrigerated facility in Boisbriand, Quebec, after the dairy cooperative selected Rosefellow as its development partner last year for a 123,675‑square‑foot, fully refrigerated distribution centre in Boisbriand.

The build‑to‑suit facility is being built within Rosefellow’s RF Industrial 18.0 campus and is designed to support high‑volume, temperature‑controlled food distribution serving greater Montreal and surrounding markets. The building is designed specifically for refrigerated logistics and will support Agropur’s long‑term distribution needs as the cooperative continues to modernize its supply chain.

About the project: The facility is set to include 42‑foot clear heights, 57‑foot by 42‑foot column spacing, electric vehicle charging infrastructure and dedicated trailer parking. These features are intended to support complex cold‑chain operations and high‑throughput distribution activity. The project earned a CoStar Impact Award for lease of the year in Montreal as judged by a panel of local industry professionals familiar with the market.

The project forms part of Rosefellow’s broader portfolio of zero‑carbon and high‑performance industrial developments across Canada.

What the judges said: “Long‑term lease for a new refrigerated building will be very impactful for that region,” said Brent Robinson, executive managing director and managing principal at Cushman & Wakefield.

“I selected the Rosefellow–Agropur transaction because welcoming a player as significant to Quebec’s economy as Agropur into a newly developed project by another Quebec‑based company generated meaningful economic vibrancy within the submarket,” said Christophe Robidas, a director at KW Commercial. “The lease contributed to net absorption and strengthened industry diversification, while the state‑of‑the‑art facility set new benchmarks in design, sustainability and operational efficiency.”

They made it happen: Adakembi Laleye, director of business development at Rosefellow Developments, was involved, and Mike Jager, co‑founder of Rosefellow, also worked on the development.
