Developer Panattoni has submitted plans for a speculative 80,000-square-foot last-mile logistics development close to Heathrow Airport.
Detailed planning for the site, acquired by the developer in the first quarter of this year, includes a net zero carbon development that will be BREEAM Excellent and EPC A rated. Enhanced sustainability credentials at the site will include photovoltaic roof panels and 20% electric vehicle parking spaces.
Panattoni Poyle 80 will also feature single-storey, grade-A office accommodation, 12.5 metre clear internal height, five dock doors, two level access doors and 37 car parking spaces.
The site is located half a kilometre from junction 14 of the M25. According to the developer, Poyle is one of Greater London’s most established logistics locations owing to its direct access to the M25 and close proximity to Heathrow Airport’s passenger and cargo terminals.
Alex Mitchell, Panattoni development manager for South East and London, said: "The team has worked hard to quickly bring forward plans to submit for the development following the purchase of the site in the first quarter.
"Poyle 80 is a rare ultra-urban, last-mile opportunity, providing immediate access to the UK’s largest cargo terminal at Heathrow Airport. It is one of very few opportunities capable of this national coverage and we hope to be able to bring this forward in the coming months."
In February, Panattoni bought two units on a 3.2-acre brownfield site on Horton Road in Poyle from CBRE Investment Management. The figure it paid was not disclosed, but market sources suggest CBRE IM was seeking around £5.5 million per acre, suggesting it traded for close to £20 million.
Poyle was the second South East site bought by Panattoni in the last three months, following a 12-acre site at Brighton City Airport. The group focuses on speculative development in areas with a critical shortage of space and significant rental growth potential.

Subject to planning consent, completion of the facility is expected in the third quarter of 2024. Agents at the site are DTRE and ACRE Capital Real Estate.
