The South Louisville 65 Logistics Center will be built on one of the last undeveloped sites in a high‑demand logistics corridor, thanks to the competitive — and complex — sale of a 51-acre parcel of land in Shepherdsville, Kentucky.

The property at 1004 E. Blue Lick Road is within 10 miles of UPS Worldport and the Louisville International Airport. The buyer, South Carolina-based Johnson Development Associates, entered the Louisville market seeking a site capable of supporting two modern industrial buildings, an increasingly rare offering opportunity in the area known for access to a strong workforce and transportation infrastructure.

The sale began as a three‑parcel assemblage, requiring coordination to keep all parties aligned. A potential wetland on the property presented a key challenge. Working closely with the buyer, the team secured necessary approvals from the U.S. Army Corps of Engineers, ensuring the site could be fully developed while complying with environmental regulations.

In recognition of its transformative role, the land sale was chosen by an independent panel of industry professionals within the market for a 2026 CoStar Impact Award.

Cushman & Wakefield | Commercial Kentucky has been retained to lead leasing efforts, with construction expected to begin soon and completion targeted for the first quarter of 2027. The South Louisville 65 Logistics Center project is positioned to become an industrial anchor in the South Louisville corridor, driving long‑term market momentum and investment.

About the project: The South Louisville 65 Logistics Center will include a cross-dock facility totaling 339,712 square feet and a rear-load facility totaling 368,509 square feet. The space is expected to serve national distribution, e‑commerce and advanced logistics users.

What the judge said: "This transaction underscores the continued growth of Louisville's industrial sector," said Harrison Glauber, an agent with the Grisanti Group Commercial Real Estate.

They made it happen: Jake F. Mills, SIOR, and Robert Walker, SIOR, both senior associates at Cushman & Wakefield | Commercial Kentucky, represented the buyer and the sellers in the transaction.
