Nicklaus Children’s Hospital leased more than 60,000 square feet in a downtown Coral Gables, Florida office building, with the new location expected to help the organization expand existing services and add capacity at its main campus.
The lease at One Alhambra Plaza — known locally as the Columbus Center — was signed last year and allows South Florida's sole children's hospital to expand its flagship pediatric specialty care services to Coral Gables. Previously, residents in Miami’s densely populated West Flagler, Shenandoah and Silver Bluff neighborhoods had to drive across the city to the main campus at 3200 SW 60th Court.
The additional space allows the 325-bed hospital to expand its critical acute care facilities as demand for children's medicine grows alongside the rest of Miami-Dade County.
For providing expanded pediatric care and needed relief to its main campus, Nicklaus Children's Hospital's lease won a 2026 CoStar Impact Award, as judged by an independent panel of real estate professionals familiar with the market.
About the lease: Nicklaus Children’s Hospital leased the sixth, seventh and eighth floors at the 15-story building.
What the judge said: “This lease will have a major impact on pediatric healthcare by providing more services in a property that is more accessible than the main campus hospital," said Michael Feuerman, managing director of Berger Commercial Realty. "It is also an innovative/adaptive use of office space at a time when office demand was waning. This is the first time I've heard of office space being converted to hospital use, and hopefully not the last."
