The Laurel brought 186 new apartments to the Louisville, Kentucky, metropolitan area last year.

Located at 3498 Jefferson Ridge Drive in Jeffersonville, Indiana, the newly constructed multifamily property is being touted on several fronts, but wellness is a distinctive focus.

The 14-acre complex contains fitness areas, coworking lounges, outdoor terraces, green areas and communal spaces, all to support residents' needs around health, remote work and social connection. The new housing also promotes walkability and active transportation with secure bike storage, pedestrian-friendly circulation and access to nearby mass transit. The development is also noted for making the surrounding area safer and more inviting through improved lighting and streetscape upgrades.

Its eco-friendly design incorporates energy‑efficient systems, high‑performance building envelopes, LED lighting, smart controls, water‑saving fixtures and drought‑tolerant landscaping.

About the project: The project required an inventive approach to reach fruition. Strong partnerships with municipal agencies helped streamline approvals, zoning and infrastructure coordination. The Laurel also relied on creative financing and coordinated project management to maintain the construction schedule and quality in the face of rising construction costs and supply chain volatility.

Leasing efforts began before construction, and the on-site management team was engaged early in the development process, enabling leasing operations to align with construction milestones. This proactive approach enabled efficient lease-up, despite broader market volatility.

In recognition of its transformative role, the Indiana-based Kendall Property Group-owned development was chosen by an independent panel of industry professionals within the market for a 2025 CoStar Impact Award as the multifamily development of the year for Louisville.

What the judges said: Victoria Saunders, research analyst at Cushman & Wakefield Commercial Kentucky, lauded the development's "good accessibility and walkability," as well as improved lighting for the area.

They made it happen: The project was developed by Kendall Property Group, a multifamily-focused developer founded in 1988 by Max Kendall and based in Zionsville, Indiana. The firm's day-to-day operations are led by President J.R. Kendall. Property management for the asset is handled by RAM Partners. Katrina Robinson serves as the property manager for The Laurel.
