The sale of the office building at 44000 Garfield Road in Clinton Township, Michigan, set a local record for both price and price per square foot.
The deal received a 2026 CoStar Impact Award for sale/acquisition of the year for Detroit, as judged by real estate professionals familiar with the market.
Family-owned construction company RSC Mechanical bought the 63,560-square-foot property in July 2025 for $6 million, or $94.40 per square foot. Fortuna Group was the seller.
The deal also stands out because it involves a new institutional owner moving into a corridor historically populated by local and regional investors. The acquisition diversifies the ownership base in the area, and it could lead to additional investment and redevelopment in the surrounding node. The sale fit into Fortuna Group’s ongoing portfolio optimization strategy.
About the project: On July 15, 2025, RSC Mechanical bought the office building at 44000 Garfield Road in Clinton Township, Michigan. The property was built in 1987 and renovated in 2021.

Its strong pricing, new buyer profile and clean execution make it the clear standout,” said Carmen Hernandez, marketing director for the VHG CRE Team at Marcus & Millichap.
“By introducing institutional ownership into a corridor historically dominated by local investors, this sale reflects a meaningful shift in investor appetite and elevates the submarket’s credibility,” said Katie Rizzo, senior research analyst at Colliers.
They made it happen: Arthur Itkis, vice president at Colliers, was the broker for the deal along with Jimmy Diehl, senior associate at Pilot Property Group. Anthony Chabot, chief financial officer at RSC Mechanical, represented his company, the buyer in this deal.
