At a time when office space faces changing and softening demand, the sale of a 77,000-square-foot office building in Springfield, Missouri, came as a major win.
The four-star building at 3737 E. Battlefield Road in Springfield was built in 2010 as a local headquarters for fintech company Jack Henry & Associates. With plans to downsize its office use and remain in a portion of the campus, the company listed the property in a market where few buyers seek out large single-tenant office space.
Brokers Ross and Ryan Murray then decided to market the office as a flexible institutional campus, not a traditional office building. Designed and built as a single-tenant building, the brokers analyzed the floor plans and positioned them as adaptable for single, multi or alternative institutional tenants.
Part of the marketing included emphasizing the geothermal mechanicals, site improvements and other structural systems, which would cost significantly more to duplicate today since post-pandemic construction cost run-ups.
The sale has been selected by a panel of local industry professionals as the winner of the 2026 CoStar Impact Awards for sale of the year for Springfield.
A sale price and buyer have not been disclosed, but the broker described the buyer as an owner-occupant large organization that sought out space to grow its services through a long-term regional campus. The buyer is anticipated to help grow available jobs in the market and offer a currently unavailable service to the Springfield market.
About the project: The office campus is located in a premier commercial corridor in southeast Springfield off Highway 65 and includes a backup Caterpillar generator.
What the judges said: Tyler Ray of Moreno Group Commercial Realty said the team "successfully closed a large, institutional-quality office asset through strategic repositioning, innovative execution, and delivering long-term economic and community impact for the Springfield market."
Gerald Zamora of Zamora Real Estate estimates that the sale would be "bringing over 400 jobs to the Springfield area."
