The indoor adventure park, which features trampolines, obstacle courses and arcade attractions, signed a lease with Ethan Conrad Properties at Atwater Town Center, located along Bellevue Road, reinforcing confidence in Atwater’s growth and strengthening its appeal as a regional destination.
The deal earned a 2026 CoStar Impact Award for lease of the year, as judged by real estate professionals familiar with the market.
Fun City’s arrival has elevated Atwater Town Center, diversified its tenant mix and increased foot traffic for surrounding retailers. The center, already a key commercial hub, now benefits from having a distinctive entertainment anchor that draws families from across the region and enhances its role as a vibrant gathering place.
About the deal: Fun City Adventure Park signed a 10‑year lease for a 36,916‑square‑foot space to co-anchor Atwater Town Center, a 119,607-square-foot retail center owned by Ethan Conrad Properties.
What the judges said: Bradley Roltgen, an appraiser for Fresno County, said the tenant could potentially drive new customers to the shopping center each month and that, if the new venue proves successful, it could lead to additional locations on the West Coast.
They made it happen: CEO Ethan Conrad of Ethan Conrad Properties represented the landlord, while Vice President of Investment Sales and Site Acquisitions Mario Brunelli of R.J. Brunelli & Co. represented the tenant.
