$17 Million for American River

130,081 SF Office Building Sold in Sacramento

McCuen American River Drive Investors LP purchased 3636 American River Drive in Sacramento, CA. Total consideration for the deal was $17 million, or $130.69 per square foot, with a 9.1 percent cap rate. The single-story, 130,081-square-foot office building was built in two phases. The first phase consisting of approximately 70,000 square feet was completed in 1979. The second phase, comprising the remainder of the building, was completed in 1984. The sellers, Western Farm Credit Bank will leaseback 12,972 square feet for the next five years. Bill Liggett, Heath Charamuga, Erik Neese and Robert Cole of Grubb & Ellis in Sacramento represented the seller. The buyer was self-represented in the sales transaction.
