AM-PAC Tire Distribution Inc. purchased the 58,200-square-foot industrial building located at 51 Moreland Road in Simi Valley, CA from Carson Estate Trust. Total consideration for the owner/user deal was valued at $3.6 million, or approximately $62 per square foot. AM-PAC had occupied the building as a tenant for two years prior to purchasing it. The transaction was an all-cash deal without deferred maintenance. The buyer was represented in-house. Patrick Hanrahan represented the seller in-house as well.
