When San Antonio-based civil engineering firm Pape-Dawson Engineers decided to lease the top two floors of a Stone Oak community office building on the Alamo City’s north side in early 2025, the firm didn’t just address its own expansion needs — it sparked the revitalization of a vacant office building.
“They really needed more space to accommodate local growth,” said Jacob Sendejo, marketing manager for commercial real estate developer Worth & Associates.
Worth & Associates purchased the nearly 100,000-square-foot Concord Park I space in January 2025 while simultaneously working to find an anchor tenant to help launch its rebranding of the building to 800 Sonterra. The developer found one in Pape-Dawson, which leased the third and fourth floors of the property with a 52,299-square-foot lease.
Pape-Dawson's lease won a 2026 CoStar Impact Award, as judged by real estate professionals familiar with the San Antonio market.
Sendejo emphasized how critical the lease was to the property’s turnaround and jumpstarted interest from other tenants. Since the lease, 800 Sonterra has added two more tenants, reaching 62% occupancy. A letter of intent in the works could soon push it to 78%.
About the project: Pape-Dawson already had a significant office presence in San Antonio when it leased the expansion space last year. Founded in 1965 by Gus Paper and Gene Dawson Sr., the firm’s headquarters is located off Loop 410 on the city’s northwest side.
What the judges said: "Worth & Associates repositioned a struggling office building, converting [it] to Class A office in a desirable area,” said Sarah Esserlieu Khalil, public/institutional real estate manager for Hayat Brown. “We need more of this — kudos to Worth & Associates for their successful repositioning and lease-up."
They made it happen: David Ballard and Parker LaBarge with Partners Real Estate represented Pape-Dawson in the lease. Worth & Associates' Shawn Gulley and Lukin King represented the landlord.
