James V. Vlahos sold 3325 Steiner St., a property which features retail storefront and residential units, in San Francisco, CA. The buyer, B.F. Herman III, assumed the previous owners mortgage making the escrow period a short 30 days for a 1031 Exchange. Built in 1926, the 3-story, 8,220 square foot building has a mix of one restaurant and fifteen studio apartments with a small yard in the rear. The property sold for a confirmed $3.2 million or $389.29 per square foot with a 5.67% cap rate. Kent Kockos of Coldwell Banker in San Francisco represented both sides in the sale transaction.
