BP Plaza Bought For $270 Million

55-Story Office Tower Acquired By Beacon Capital Partners

Beacon Capital Partners Inc. purchased the 55-story BP Plaza located at 333 South Hope St. in downtown Los Angeles. The 1.36 million-square-foot office tower, formerly known as the ARCO Tower was built in 1974 and was 90% leased at the time of the sale. Founded in 1998, Beacon Capital is based in Boston and has a regional office in Los Angeles. The sale was valued at $270 million or $199 per square foot with a 7 percent cap rate. Beacon Capital Partners Inc. represented itself in-house. David Hasbrouck and Richard Plummer of Cushman & Wakefield represented the seller, Metropolitan Life Insurance Co.
