Arnold G. and Gayle K. Friedman, Trs. purchased the 18,811-square-foot industrial building at 8970 Crestmar Point in San Diego. YEI LLC sold the 2-story building, for $1.6 million, about $85 per square foot. Constructed in 1989, the property sold with a 10.4% cap rate. This was the buyer's upleg in a 1031 exchange. The building features 8,170 square feet of office on the 2nd floor, a 20-foot clear height and four grade level doors. Tim Hoag of Burnham Real Estate Services represented the seller.
