Rosemeade Plaza Changes Hands

Oxford Capital Partners Buys Carrollton Retail Center

Oxford Capital Partners Inc. of Dallas has purchased Rosemeade Plaza from Centeramerica Property Trust. Rosemeade Plaza, a 60,050-square-foot community retail center, is located at 3601 Josey Lane North in Carrollton, TX. The property features a 26,500-square-foot Big Lots store which opened last November, replacing a grocery store. Big Lots is a closeout store that claims to sell its merchandise for 20 to 40 percent less than other discounters. AutoZone, an auto supply store, will move into the Eckerds Drug Store space. The center is located in the Lewisville submarket. At the time of sale, Rosemeade Plaza had a vacancy rate of 6 percent which compared favorably to the Lewisville retail submarket rate of 7.9 percent. Oxford Capital Partners was represented in-house, while James Thomas of Insignia/ESG Inc. represented Centeramerica Property Trust.
