Scram LLC Sells 3660 East 40th Ave. for $1.025 Million

6775 Ltd. LLC has purchased 3660 East 40th Ave. in Denver from Scram LLC for $1.025 million or $53.77 per square foot. Seller Phoenix Custom Apparel, a motor sports apparel manufacturer, used the shell name 6775 Ltd. LLC for an upleg in a 1031 exchange. The industrial, single-story building is 19,063 square feet and was built in 1952 and remodeled in 1998. It has a 26,400-square-foot fenced yard and had been occupied by Classic Sports Cos. The seller was represented by Mike Camp and Mark Dwyer of CB Richard Ellis, and the buyer was represented by Paul Kluck of Trammell Crow Co.
