Escrow closed recently on the San Tropez Apartments, a 512-unit complex located at 73373 Country Club Drive in the city of Palm Desert, CA. JH Real Estate Partners Inc., a company that owns and manages more than 6,000 multi-family units in central and southern California, purchased the complex from Beauchamp Realty Investors for $40 million, more than $78,000 per unit. Both companies are based in Orange County. "San Tropez is the premier multifamily property in the Coachella Valley," according to Ernie Rivas, who represented JH Real Estate Partners in-house. The property is comprised of 27 two-story buildings on approximately 24 acres of land and has an 8,500-square-foot clubhouse. Other features include numerous pools and spas, several tennis courts and sand volleyball courts. The 16-year-old property was 96 percent occupied at the time of sale.
