A New Walgreens for the Village

Village Properties Purchases Land for Development

Village Properties, based in San Francisco, has purchased two land parcels totaling 45,909 square feet in Lakewood, CA. Total consideration for the transaction is $1.5 million, or approximately $32 per square foot. The first parcel is located at 4131 South St. and sold for $514,000. Philip Petruso of CRESA Partners represented the seller, Total Renal Care Inc. In a separate related transaction, Village Properties purchased an adjacent parcel located at 5809 Lakewood Drive for $986,000. Both of the parcels will be utilized to construct a 15,000-square-foot Walgreen’s that will include a drive-through prescription window. The property was not marketed, and the escrow period was lengthy due to site plans and approvals for the drive-thru. Bill Lees of Charles Dunn Co., who represented the buyer in both transactions, also represented the private investor in the 5809 Lakewood deal.
