Atlas Venture Negotiates 23,000-SF Office Lease

Atlas Venture, a venture capital firm based in Boston, has signed a 7-year lease for 23,000 square feet at 890 Winter St. in Waltham Woods Corporate Center. The firm plans to relocate this spring, moving to Waltham from its Boston office to be closer to its clients. The 173,000-square-foot building is located at the intersection of Route 128 and Winter St., close to Route 2 and the Massachusetts Turnpike. Overlooking 75 acres of landscaped areas including ponds, gardens, and woods, the Class-A office building also offers spectacular views of the Boston skyline and Wachusett Valley. Amenities include an atrium, conferencing facility, food court, exercise facilities, and on-site management. Atlas Venture will occupy part of the 3rd floor after signing a direct lease with building owner Clarion Partners. The space was originally being offered as a sublease from FirePond Inc., the current tenant. James Boudrot, vice president and Stephen James, senior vice president at Hunneman Commercial Co. in Boston, represented FirePond. Boudrot and James were able to negotiate a lease termination with Clarion Partners for their client contingent on Atlas Venture leasing the space. Brian Hines, principal at Trammell Crow Co., represented Atlas Venture and negotiated a direct deal with Clarion Partners.
