Wittek Development Buys in Norwalk

145 Woodward Ave. Goes for $696,000

145 Woodward Ave., an industrial building in Norwalk, CT, has been sold to Wittek Development in a deal that closed in mid-December. The 66,000-square-foot building sold for $696,000 - $10.54 per square foot. The building is currently in poor condition and needs extensive work. Redevelopment of existing buildings is a specialty of Stamford-based Wittek Development, making the property attractive to the buyer. The building also sits on 4.5 acres of land that is under a favorable long-term lease, contributing to the low sale price. Sal Buono of Cushman & Wakefield stated, "The approach of buying an existing building with favorable economic conditions, fixing it up and putting it back on the market at a reasonable rate was a smart thing for Wittek Development to do." Buono represented the buyer in the deal. Robert Harris, then of Plaza Realty & Management Corp., represented the seller, Gardella Brothers.
