Manufacturer Buys in Ronkonkoma

Relay & Control Corp. has acquired 2170 Smithtown Ave. in Ronkonkoma, NY. After being vacant for more than a year, the 12,600-square-foot industrial building sold for $800,000 or $63.49 per square foot. Relay & Control, a manufacturer and importer of electrical components for industrial applications, had been operating out of 8,500 square feet of space it leased at 245 Marcus Ave. in Hauppauge, NY. Lou Kaplan, president of Relay & Control, noted that this new acquisition will not only allow the company to expand, but will offer it the long-awaited opportunity to own a building rather than lease space. Jeff Schwartzberg and David Rotter of Sutton & Edwards represented both the buyer, Relay & Control, and the seller, a Brooklyn-based real estate holding company.
