Cleveland’s suburban office complexes have long supported the city’s renowned healthcare offerings. The sale of Enterprise Place in Beachwood, Ohio, represents a fresh start for a classic healthcare and professional services office building.
Located at the busy retail and commercial intersection of Interstate 271 and Chagrin Boulevard, the sprawling five-story building was built in 1985 and renovated in 2016. Home to longtime tenants affiliated with healthcare, including the Arizona College of Nursing and The Emily Program, the Class A office space offers amenities like private rooftop terraces, parking and flexible office space.
The project has earned a 2026 CoStar Impact Award for Sale/Acquisition of the Year for Cleveland, as judged by real estate professionals familiar with the market.
About the deal: Private local buyer Benjamin Levi was interested in transitioning away from the ownership of assisted-living facilities, and broker Cooper Commercial Investment made the connection with the seller, Goldberg Cos. The 130,000-square-foot building sold for $15 million, or $115.38 per square foot, at a 8.45% capitalization rate. The final sale price exceeded the initial asking price through a unique earn-out structure the brokers proposed — a benefit to the seller.
Multiple competitive bids were made on the building.
What the judges said: "Greater Cleveland has a reputation around the world for premium medical facilities and caregivers. This building is well known for its medical service history as well as housing senior citizens. Saving a huge complex like this will save many jobs, continue to employ many employees and reinforce Cleveland's options for care of those in need for professional assistance," said Rich Kassouf, owner of New Hope Realty.
They made it happen: Dan Cooper, president, and Bob Havasi, vice president, of Cooper Commercial Investment Group brokered the deal.
