With a new lease for the whole of this under-construction office property, the technology and security firm F5 is creating a hub for its work, from digital operations to manufacturing.

Currently, the Seattle-headquartered company is scattered around the area in smaller offices, but this built-to-suit structure in Pinecroft Business Park — slated for completion this spring — signals that F5 plans to maintain and expand its presence in Spokane Valley, where its workforce is already about 250 strong, or about 7% of its employment nationwide.

By rooting firmly in the region, the F5 deal is expected to support job growth, stimulate commercial activity and further elevate Spokane Valley’s position as an attractive destination for high-value corporate expansion. Community response has been overwhelmingly positive, with stakeholders praising both the economic impact and the continued diversification of the local industry base.

The project was selected by a panel of local industry professionals as the winner of the 2026 CoStar Impact Award Lease of the Year for Spokane.

About the project: This Class B office property is built for tech company F5, centralizing some offices and giving it access to labs, among other development spaces. Located at 12511 E. Pinecroft Way, the single-story building sits on 5.48 acres and is about 15 miles from Spokane International Airport.

What the judges said: This "transformative commitment to the Spokane Valley market" supports "high-wage job retention and growth" and the "broader tech ecosystem," said Joey Gunning, director of economic development for Greater Spokane.

"The expansion of a Seattle-based technology company's footprint in Eastern Washington will create a modern hub for engineering, manufacturing and digital operations," added Emilie Cameron, president and CEO of the Downtown Spokane Partnership

They made it happen: Marc Mowrer, director of commercial brokerage at Leavitt Capital, and Jamie Traeger, senior vice president at Leavitt Capital were the landlord representatives.
