The development of a modern and sustainability-minded student housing project has been a hit with the college crowd in Ann Arbor, Michigan.

The Verve Ann Arbor project received a 2026 CoStar Impact Award for multifamily development of the year for Detroit as judged by real estate professionals familiar with the market.

St. Louis-based Subtext is the owner and operator as well as one of the developers for the project, which opened to University of Michigan students in August 2025. The slogan for the luxury-branded apartment high-rise is “Live your best damn life.”

Since opening to students, the property has achieved an average rental rate of $1,873 per bed across its offerings of studio units to six-bedroom units. Leasing for the fall 2026 semester reached 23% preleased within its first week, putting Verve Ann Arbor among the top-performing student housing properties in the market.

The amenity-packed development provides students with opportunities to connect with each other. There’s a rooftop penthouse and pool deck that offers sweeping views of Ann Arbor as well as an indoor fireplace, botany bar, jumbotron, hot tub, outdoor kitchens, lawn games and private cabanas. There’s also a two-story fitness center with a TRX mezzanine, yoga studio, meditation rooms and saunas.

To encourage their studies, Verve Ann Arbor also features multiple study lounges, conference rooms and collaborative workspaces. A mezzanine lounge overlooks the lobby cafe operated by Misfit Society Coffee Club. There’s also a dog park, 24/7 package lockers, secure bike storage with repair stations and electric vehicle charging infrastructure.

Sustainability was another goal of the developers. The property’s walkable, campus-adjacent location makes it easy for students to travel to and from campus and socialize with other students without having to rely heavily on cars. The high-density housing maximizes land-use efficiency as well as reduces its environmental footprint.

Verve Ann Arbor is the city’s first all-electric residential high-rise, supporting the city’s 2030 carbon neutral initiative. The property incorporates high-performance mechanical systems, energy‑efficient lighting, low‑flow plumbing fixtures and durable materials selected for longevity and reduced lifecycle costs. The rooftop solar panels generate on‑site renewable energy and lower overall energy demand.

About the project: Verve Ann Arbor was developed by owner-operator Subtext in partnership with FrontRange Capital and Kayne Anderson Real Estate. The project’s architect was WDG Architecture, and ESG Architecture & Design handled the interior design. Brinkmann Constructors was the general contractor. The project development lasted from August 2023 to August 2025. This is Subtext's third development in the Ann Arbor market.

Its sustainability features set a new benchmark for environmentally responsible student housing, and its exceptional leasing velocity and resident satisfaction underscore its success. Verve stands out as the most transformative multifamily development of the year,” said Carmen Hernandez, marketing director for the VHG CRE Team at Marcus & Millichap.

“This development begins to bring residence and vibrancy to the Mill Pond and Grand River corridor,” said Brian Holland, chief financial officer at DTN Management.
