Vaughan is becoming an epicentre of Class A industrial properties in greater Toronto, and Fengate Asset Management's 30 Labourer’s Way is playing a large role in the area's emergence.
The 418,000-square-foot logistics campus off Highway 50 and Langstaff Road features two state-of-the-art warehouse buildings that share a trucking court. Its proximity to Highway 400 enables swift access to the nearby Trans-Canada Highway, allowing users to optimize speed-to-market efficiency. Moreover, the building’s location in the Vaughan Enterprise Zone — an area with strong business concentration and, specifically, goods-to-movement infrastructure including access to Canadian Pacific’s largest intermodal terminal — also helps it attract industrial development.
The building is also sustainable, something that can help owners attract Fortune 500 and other large companies seeking to reach their environmental, social and governance, or ESG, goals.
As a result, 30 Labourer’s Way won the 2026 CoStar Impact Award for Commercial Development of the Year as judged by a panel of industry professionals in the market.
About the project: The sustainable elements of this development encompass SMART Watering Systems to optimize landscape watering, as well as high-efficiency LED lighting, and strict erosion and sediment control measures to reduce any impact to existing and new on-site servicing systems, while also protecting municipal infrastructure and ecology. In addition to its durable and weather-resistant structure, 30 Labourer’s Way is built with mobility innovations such as eight electric vehicle-ready charging stations for use by tenants, outdoor bicycle parking spaces and five secure bicycle lockers.
What the judges said: “I found the leasing strategy to be an example of taking risks. They did not pre-lease, as is typically done. Also impactful was the originality of making a two-storey office layout work in what is not typically found in this type of building. Finally, the positive impact on the community made this my pick for Commercial Development of the Year,” said Alanna Cantkier, vice president of national retail leasing at JLL.
“This nominee executed a much more complicated project incorporating sustainability [and] technology solutions, [and] customer-focused amenities. [The] owner demonstrated creativity to solve leasing challenges to ensure the project [is] a success,” added Kevin Hardy, a vice president and the head of the Eastern Canada office at Oxford Properties.
“[This is an] impactful industrial development which led to new leasing. [The development] was thoughtful from an environmental and quality-of-product perspective,” said Geoff Rayner, BGO’s vice president of office leasing.

Ingenuity Development Inc.’s team of Managing Partner Matthew Bucci, Project Manager Ramon Campos, Director of ICI Construction Bernie Wolseggar and Senior Site Superintendent Juan Callem led construction. Baldassarra Architects’ associate Brian Martin served as architect. Weston Consulting planners Sarah Burjaw and Darrin Cohen served as planning consultants. CBRE Vice Chairman Fraser McKenna led the listing team.
