IDI Distributors took a lease to expand its Tulsa, Oklahoma, location to 30,000 square feet as it looks for a competitive edge: being close to two highways.
The insulation distribution company needed the space to be able to serve independent contractors throughout the area, and felt the location at at 7201-7281 E. 38th St. in Tulsa would let its trucks head to customers faster.
The deal has been selected by a panel of local industry professionals as the winner of the 2024 CoStar Impact Award for lease of the year for Tulsa.
The company advertises itself as able to make fast deliveries for contractors needing insulation material quickly.
The property's large space and parking area, as well as its access to major roads, helps the business keep pitching itself as the place contractors call when they need to finish out the insulation on a project.
About the Deal:
The warehouse and distribution property where the lease is located has an interior shared truck court that allows maneuverability for vehicles, again saving time. This property was part of a large industrial portfolio acquired by institutional investor DRA Advisors in 2020.
What the Judges Said:
Landing a lease for 30,000 square feet in Tulsa caught the eye of the judges. "The square footage was significant for the market," said Jason Kennon of Case & Associates.
