Once a Metro park-and-ride site in Anderson Township, the Vantage at Anderson Towne Center mixed-use multifamily development has become a central part of downtown for one of Cincinnati's most desirable suburbs.

The development has been named Multifamily Development of the Year for Cincinnati-Dayton in the 2026 CoStar Impact Awards, as judged by a panel of local real estate experts.

Built by Hills Properties, the complex has 224 luxury apartments along and functions as the community’s primary hub for shopping, dining, entertainment and commercial activity. The complex is anchored by major retailers, restaurants, medical offices and destinations such as Kroger, Macys, Crunch Fitness and an AMC theater.

The development is Hills Properties' largest to date at seven stories and significantly increased the community's luxury rental options. The complex includes four residential stories above a three‑story garage podium, with the upper two garage levels providing resident parking.

Harkening back to the site's history, Vantage is home to a multimodal transit center, including a hub on the Metro bus system. The ground floor of the garage provides parking for transit users and the public, and that portion of the parking is controlled by Anderson Township.

In addition to the on-site transit hub, pedestrian connections tie Vantage directly into Anderson Towne Center and nearby walking trails, including access to the Five Mile Bike and Walking Trail.

About the project: Delivering a taller, mixed‑use structure required careful planning, engineering and design coordination to ensure the building felt like a natural extension of Anderson Towne Center rather than an outlier. Hills Properties partnered with KZF Design, a firm responsible for much of Anderson Towne Center’s architectural character and streetscaping, to ensure the final product blended seamlessly with the surrounding district.

Vantage at Anderson Towne Center was developed and is owned and managed by Hills Properties.

The total project investment was approximately $50 million. The development was completed through a public‑private partnership with Anderson Township and Metro.

Hills Properties acquired the land in 2018, with construction beginning in late 2021. The on-site leasing office opened in April 2025. The complex reached 50% lease‑up by December 2025. Hills Properties executives expect full stabilization by June 2026.

What the judges said: Joe Wiles, managing director at Colliers, praised the project for its "impact to the community, mixed-use involvement, site difficulties [and] public transportation collaboration."

Josh Rothsten, vice president of leasing and sales at OnSite Retail Group, lauded its uniqueness. "Creative vision behind adaptive reuse of multifamily," he said.

They made it happen: Sara Hendricks, vice president of property management; Brandon Guttman, chief operating officer; Aaron Guttman, chief financial officer; Sara Perry, director of brand, marketing and customer experience, all of Hills Properties, oversaw the project.
