The Parker Aiken apartments represent something new for Aiken, South Carolina: A glimpse of its future.
The small city, known for its large single-family houses and country estates, is growing, and the 336-unit multifamily complex is part of the vanguard for new development, with more than 1,500 houses planned in the surrounding area.
The units aim to serve a ready market. Parker Aiken is tucked near the intersection of Robert M. Bell Parkway and Richland Avenue, near the University of South Carolina Aiken and two major employers, Aiken Regional Medical Center and Savannah River Nuclear Solutions.
The project has the potential to set the pace for what's to come, the kind of impact that earned it a 2026 CoStar Impact Award for multifamily development of the year, as judged by real estate professionals familiar with the market.
With a $37.25 million construction loan arranged by IPA Capital Markets in 2024, the project was completed in October 2025.
About the project: Located n 30 acres, the Parker Aiken apartments are spread out between several buildings with surface-level parking for the residents. Amenities include a pool, work pods, yoga studio and fire pits. Parker Aiken has a mix of one-, two- and three-bedroom apartments. Inside the units, residents have quartz countertops, in-unit laundry and walk-in closets.
