JLL team wins CoreNet NYC's Deal of the Year for 'unique' office transaction

Real estate services firm helped secure Greek yogurt giant Chobani's headquarters lease

A JLL team won the CoreNet Global New York chapter's Deal of the Year award for helping to secure a headquarters lease for Greek yogurt giant Chobani.

The JLL team, led by Peter Michailidis and including Daniel Posy, helped Chobani secure a full-building lease at the new 360 Bowery St. building at the corner of East Fourth Street in Manhattan's NoHo neighborhood. The building is now called Chobani House.

Led by founder and CEO Hamdi Ulukaya, Chobani signed a lease in September 2024 for the roughly 120,000-square-foot property to accommodate its planned relocation and expansion from its longtime Manhattan home at 200 Lafayette St., according to CoStar data.

Chobani's portfolio also includes coffee company La Colombe and frozen foods maker Daily Harvest. It has said its space at 360 Bowery will enable it to bring its global business headquarters under one roof, with employees working in the office four days a week. The space includes a community kitchen, a global innovation center and an incubator lab for emerging nongovernmental organizations and nonprofits.

The 22-story project "is probably the most unique thing that I think New York City has ever seen in terms of a single occupant, user of a sole asset," Michailidis told CoStar News at the Casa Cipriani hotel in lower Manhattan, where CoreNet NYC hosted its gala award event Thursday.

For Chobani House, the yogurt company "wanted something different in this part of the market [that] doesn't have that many options, and they found new construction that fit that flight-to-quality mandate," Michailidis said.

"Nobody would have ever assumed or underwritten that one single tenant takes a building like that. It's very unique," he said. "There's no other tenant that I could think of on the planet that would have ever looked at a building like this and envisioned it from the get-go, like they knew what they wanted once we saw it."

The JLL team looked at dozens of locations in an 18-month-long process before Chobani inked the lease at 360 Bowery, Michailidis told CoStar News. Chobani has said it expects its Chobani House to open in the fourth quarter.

CoreNet NYC is a nonprofit association representing corporate real estate executives.
