Multifamily demand in Dallas-Fort Worth endures as vacancy turns a corner

Outlook for rent growth improves as market conditions rebalance

Apartment demand has strengthened in Dallas-Fort Worth, with net absorption totaling 28,600 units in the year-ending second quarter of 2026, up 10% annually, while the volume of units completed declined by 26%. As a result, overall vacancy has declined by roughly 40 basis points year over year, signaling that market conditions are gradually improving.
